Fake Insurance comapnies, fake clients and false information on all 200 policies or so and Pro premium was the one being fooled. Approximately 500K is now gone and  State of Florida officials from the OIR  in Tall. will investigate. This article about Home Insurance is a  very valid point for consumer’s. Cost of rebuilding is not the same as  resale or new construction prices, but sometimes coverage’s can be lowered. As an agency L & S Insurance has done this customer Service  for it’s clients upon reviewing their coverage’s for renewal or if they have been non renewed as well. Companies  like Home Wise, Olympus, Federated National, HCI, Southern Oak  and many other’s are non renewing policies and raising prices as well.Don’t forget StateFarm cancelling 125K  homes as well as all the other major carriers including Allstate. When we shop for our clients, we first shop for  apples to apples comparisson’s. Once we determine the best company  for a client by price and coverage’s we also do a RCE(Replacement Cost Estimator) to determine the correct amount of coverage. This is not an appraisal, but it is fairly accurate and can be used to determine the correct cost to rebuild. it does seem here in S. Florida that  using about $125/sq foot under air is a good approximate, but each home by age and location is very differant. It looks like Citizens was giving big contracts to friends instead of putting them out to bid. This would be in the best interest of all, but Citizens was trying to help thoose that help them, no matter what the cost to all of us here in Florida. All bad news, but it could always be worse and with a new Governor and Insurance commissioner for sure. Rates will continue to rise as this one is also about 10% on a statewide average which is the most they can take by contract. This contractual increase could change next year w/ new people in Tallahassee and our Legislative body, but either way, rates are on the rise for the next 5 years or so. Julie Patel writes a great article on the subject and How Citizens Insurance will now be sharing all of it’s info with all Florida based Insurance companies. This could prevent any insurance company from wanting to insure you and provide  less options. Some of this info should be disclosed by the insured’s to the new agent and company, but that is not the case and the Insurance carriers are now trying to help each other and not the consumer w/ better prices. This info from Nexis Lexus is like the clue systems used for Car Insurance and life Insurance carriers use the MIB files so this is not a new subject, but it is new for Home Insurance and will definitely make a bad situation worse. One of my clients just had a 10% increase in his coverages in Weston Fla and the price went down about 15% overall. This was a package deal w/ multiple policies and now the price has dropped when other’s are rising. Now I see this article and it confirms that good markets are still available and we have them for our clients in Florida. Yes, even during hurricane season we can still get some great deals. Allstate agents had a good scenario as they were allowed by corporate to sell Home Insurance in Florida w/ other carriers based on company approval. Allstate is now making that tougher for them because they are too busy writing other policies and some have forgotten mother Allstate!!!  Now they will have to also write Allstate business or they will not be allowed to write the stuff that we the independent agents can do.  Be prepared for a push on Allstate Life insurance and Auto as well as they still try to write Home Insurance here in  Hurricane prone Florida. Nice   job CFO Sink, this woman  thought she was getting the best of the system until the system caught up as it will eventually! Imagine the clients who think they have Home Insurance on the houses they live in and come to find out they were wrong, especially in Hurricane season!!  Now how will Tallahassee handle this as well as Citizens Insurance. She did not have Insurance legally so will she have to wait 30 days and then pay a surcharge as well? Please read the full article below!

This one is far out, but is projected to head our way! Please keep yourself  posted and be very aware next week as it moves closer to florida and we see if we are really at risk. Please call your agents now and ask for customer service to check your coverage’s and payments as there is no grace period w/ property coverage and it is your responsibility to pay, even if the mortgage company pays for you through the escrow acct. Be sure to always check your flood policies as well as next week will be to late.
