Reinsurance prices have dropped this year, but we are not seeing any relief with price decreases yet on Home Insurance, and our CFO is finally asking the question why. This has taken a while as prices are way above where they were after Hurricane Wilma and things have improved since then in many ways! The reason is simple!! No one has made them lower rates. They are following the requests of our Governor Rick Scott when he came into office saying the Insurance companies need to get fiscally healthy, but not many knew what that meant. Let’s see how this pans out as The people of Fort Lauderdale, and all of S. Florida need a rate hike break as it is killing the Real estate market as well. So many are struggling with budgets and Foreclosures are still everywhere so why does the Insurance rates have to be so high. I like the pressure from the CFO and it is long overdue! Please call L & S Insurance at 1-888-244-7400 for quotes on Home, Auto, Flood, Business & Commercial, and Life Insurance products as well. Please enjoy the full article below!

I know the flood bill is being repealed, but it will change soon so to be prepared here is everything you need to know about Flood Insurance currently. Even with the Bill repealed this week, changes are still coming in prices and the Elevation certificates still being required. Rates will still be higher and the high risk zones will still create an issue for many. Fort Lauderdale and all of S. Florida as well as Tampa and Pinellas County(Tarpon Springs),will still have issues, but not as bad as we have been hearing. Please call me to do a class at your location on Flood Insurance, older home issues and the New Citizens Clearinghouse bill and see how this will affect Realtors. Please call us at 1-888-244-7400 and you can also ask for quotes on Home, Flood, Auto, Business & Commercial and Life Insurance products as well. Always a day short and dollar late, but better late than never. This delay could take almost 4 years overall for full review and we do not know what happens to those already affected. We also do not know how FEMA will repay the 24 Billion dollars that is owed to the Federal Government and what happens as disasters keep occurring like this year in Colorado!!! In any event the Biggert-Waters Flood bill will be delayed by the weeks end and we will have to see what happens next! Fort Lauderdale, South Florida and Tampa home owners can rest easy for a while. If you come to the classes when I present, you will be well informed, but until then, as a Realtor, you must do your due diligence and remember the laws of Full Disclosure. There is still hope for repeal by our Government as no one including FEMA knew what this bill would do to people so another solution is needed!! Feel bad for the Tampa/St Pete area, but here in Fort Lauderdale and all of S. Florida, we have our own issues to deal with as well. In the meantime, please read about some horror stories and call me to come to your office or location to be given the most current information. Please call L & S Insurance at 1-888-244-7400 also for quotes on Home, Auto, Flood, Business & Commercial and Life Insurance and financial products as well. Please enjoy the full article below.

Nothing is forever, but we are still 1 large Hurricane from disaster. With another season with no Major storms in Florida keeps the situation as healthy as possible. Now with the Citizens Clearinghouse bill and the ability for private carriers to have more capacity, keeps the situation getting better year by year. We still have some Big Price Increases coming to Fort Lauderdale and all of S. Florida so the Real Estate market will have some adjustments as well and cash Buyers are the ones most likely to be able to afford Insurance, but not take it??? Let’s keep hoping for the best, while we prepare for the worse! Since Florida is a donor state which means we pay more than what goes out, a private market solution may be possible according to Florida Senate Banking and Finance committee chair David Simmons. This will take some time and into next year, but at least all options are being considered! Not to surprising are clients who did not know the house they were in was a flood hazard!! No one knew, but the information was there, but we only know what we are told. That is true for most people, so people now paying 15K for Flood Insurance and were paying $1200 what are they to do. This would have been a big decision to make when they bought the house, but if they did not know and were not told then the issue of full disclosure will be a reason to sue. Tampa and in particular Tarpon Springs in the Pinellas area are the worst in the country and nearly 15% of the population will be hit real hard. Time will tell, but please read the full story in the Tampa Bay Times and sent to me from Attorney David Weiss. Please call L & S Insurance at 1-888-2434-7400 for quotes on Home, Auto, Flood, Business & Commercial, and Life Insurance & Financial products as well.
