Reinsurance prices have dropped this year, but we are not seeing any relief with price decreases yet on Home Insurance, and our CFO is finally asking the question why. This has taken a while as prices are way above where they were after Hurricane Wilma and things have improved since then in many ways! The reason is simple!! No one has made them lower rates. They are following the requests of our Governor Rick Scott when he came into office saying the Insurance companies need to get fiscally healthy, but not many knew what that meant. Let’s see how this pans out as The people of Fort Lauderdale, and all of S. Florida need a rate hike break as it is killing the Real estate market as well. I know the flood bill is being repealed, but it will change soon so to be prepared here is everything you need to know about Flood Insurance currently. Even with the Bill repealed this week, changes are still coming in prices and the Elevation certificates still being required. Rates will still be higher and the high risk zones will still create an issue for many. Fort Lauderdale and all of S. Always a day short and dollar late, but better late than never. This delay could take almost 4 years overall for full review and we do not know what happens to those already affected. We also do not know how FEMA will repay the 24 Billion dollars that is owed to the Federal Government and what happens as disasters keep occurring like this year in Colorado!!! Nothing is forever, but we are still 1 large Hurricane from disaster. With another season with no Major storms in Florida keeps the situation as healthy as possible. Now with the Citizens Clearinghouse bill and the ability for private carriers to have more capacity, keeps the situation getting better year by year. Not to surprising are clients who did not know the house they were in was a flood hazard!! No one knew, but the information was there, but we only know what we are told. That is true for most people, so people now paying 15K for Flood Insurance and were paying $1200 what are they to do. This would have been a big decision to make when they bought the house, but if they did not know and were not told then the issue of full disclosure will be a reason to sue. Tampa and in particular Tarpon Springs in the Pinellas area are the worst in the country and nearly 15% of the population will be hit real hard.
