265K homes in Fort Lauderdale and Broward county will be removed from required flood zones and about 31K will be added to it. Everyone needs to remember that the definition of Flood coverage from a claim is more than just tidal waves and many people have Floods during Tropical storms & Hurricanes. Seepage and other issues can happen to anyone, anywhere as well, so please do not remove the flood policy from FEMA. You are able to purchase Preferred flood for about $365 per year or 1 dollar a day. Always remember that Insurance companies like to deny claims from water damage. If you have Flood Insurance, then you know you are always covered from water damage, but if you do not then it could be an uphill battle against an Insurance company with tons of money to fight the claim. Please be careful and enjoy the full article below and sent to us by our Friends at First State Insurance. The Senate passed the bill on a 2-1 margin, but the House of Representatives will not be so easy. Many Republicans do not want to tamper with the bill especially the ones from Texas & Georgia who are on the committee as well. The senate bill removes price reforms and the House will try a modified version. Still seems like party lines are drawn and the Private Flood market is looking better and better. Even if the vote passes, there will still be issues to deal with in 3-4 years after all of the Feasibility studies are done by FEMA. I will let you know when the vote is done and we will see what the Legislators in Washington D.C. will do with this. I guess all is starting to work to get below 500K as soon as possible. It has to work if you kick everyone out, fight claims, cut coverage’s and make it real hard to get in. I guess this is the real definition for the Insurer of last resort that no one really wanted to hear. The count has not been below 1 million since 2006 so this is a Big deal. This has to happen, so the faster we have it done, the faster we can see if it will really work. How will we know if it works? That is easy, the first Big Hurricane hitting South Florida and the Fort Lauderdale area, will tell us. If the State of Florida and the office of Insurance regulation begin to shut down companies, then we failed and I do not think we will really know till this actually happens. We all hope for the best, but please enjoy the full article below. They(these House Republicans) do not care because Flood insurance does not affect them and they assume most people in High risk areas are wealthy! This is not the case for many and this will still be a problem that could take weeks or months to resolve. The Private flood market and not the plan with FEMA, with our Legislators, should progress faster so we have 2 options to help us here in Fort Lauderdale, Tarpon Springs and all of Florida. The governor will sign the bill when it passes so time is the only issue so far. I will keep you posted, but keep watching my blogs as the sessions start soon.
